What the restricted zone is, how the bank trust works and which documents you need.
The restricted zone
Mexican law limits direct foreign ownership within 50 km of the coast and 100 km of the borders. Huatulco falls inside that strip.
The bank trust (fideicomiso)
The standard instrument is a trust: a Mexican bank acts as trustee while you, the beneficiary, keep every right to use, rent, sell and bequeath the property. It renews in 50-year terms.
Usual documents
Valid passport, proof of address, a tax ID from your country and the details of your substitute beneficiary.
Costs to plan for
Trust setup, the bank's annual fee, the Foreign Affairs Ministry permit, notary fees and the acquisition tax.
